Perica Bell

Perica serves a Managing Director, Head of Preservation where she leads April’s strategy and execution to protect the supply of affordable housing in the U.S. She leads April Housing’s resyndication platform and strategy. Prior to joining April Housing, Perica was Head of Originations and Division Manager for MUFG Union Bank’s Community Development Finance Division. The Community Development Finance Division marketed, originated, closed, and managed debt and direct low-income housing tax credit equity and related financial products to the bank’s affordable housing developer relationships. Perica also influenced affordable housing real estate finance policy, collaborated with key stakeholders and leaders in the field to solve challenges around production and preservation of affordable housing portfolios, and supported capacity building for affordable housing developers. Prior to joining Union Bank, Perica was a project manager for Jamboree Housing Corporation, a premier “Top 50” non-profit affordable housing developer where she managed all phases of affordable multi-family project development, from site acquisition through development stabilization. Prior to that, Perica worked in public and government affairs for a local chapter of the Building Industry Association. Perica serves on the affordable housing advisory committee of the UCLA Ziman Center for Real Estate, and the planning commission for the City of Signal Hill. Perica holds a BA from the University of California, Irvine, a Master of Public Administration from California State University, Long Beach, and an MBA from the University of Michigan Ross School of Business.

Min Woo Kang

Min Woo Kang serves as Senior Vice President, Capital Raising for GID and is responsible for building investor relationships and capital raising in the Asia-Pacific region. Prior to joining GID, Mr. Kang spent nearly ten years at Tishman Speyer, most recently as Managing Director of Equity Capital Markets. While at Tishman Speyer, Mr. Kang developed strong relationships with investors in Korea and Japan, expanding the firm’s network of partners and raising over $3.5 billion of capital in aggregate to fund the company’s various investments globally. He also worked closely with the regional and portfolio management teams to provide client management services to investors in existing ventures; formulate and execute business plans; and forge new partnerships. Prior to Tishman Speyer, Mr. Kang spent five years with GE Capital Real Estate, with roles in equity and debt underwriting, deal structuring, and investment management. He also managed a global strategic partnership with an Asian institutional investor and evaluated and closed investments for a U.S. high-yield debt fund. Mr. Kang received a Bachelor of Architecture from Cornell University and graduate degrees in architecture and real estate from Harvard University.

Paul Shen is a Vice President in the Orange County office, primarily covering the Southern California market with experience in Northern California and the Pacific Northwest. His responsibilities include valuation, economic underwriting, marketing and due diligence for assignments in Southern California. Prior to joining Moran & Company (now Berkadia), Paul was an associate with Pacific Property Company and a director with Fifth Street Realty Partners where he was responsible for sourcing and underwriting multifamily acquisitions in Southern California. Prior to his real estate career, Paul was an attorney with the international law firms of Latham and Watkins LLP and Bryan Cave LLP practicing corporate securities law and mergers and acquisitions out of Orange County.

Kelly began her journey with UDR in 2015 as an HR Coordinator. That same year, she graduated with honors from Regis University with a bachelor’s degree in Business, concentrating in Human Resource Management. In 2017, she went on to earn her master’s degree in Organizational Leadership, also with a focus in Human Resource Management, from Regis University.
